As a homeowner there is always a debate to be had about just when is the right time to sell.  Maybe the home you are in now is getting too small for your growing family, or maybe you see the return on your investment peaking at just the right time.  While there is no magic formula to tell you exactly when to sell, in either case, there are several factors to consider before making that next move.

The wrong time to sell
Conventional wisdom used to say you shouldn’t sell your home in the winter.  Over the last few years, however, this wisdom has changed, especially in a marketplace where the number of homes for sale is so low (often called a “seller’s market”).  While the December holidays often have buyers distracted, there are still plenty looking and offers still come through.  The challenge for sellers, however, is understanding how to balance the holidays and decorating with maximum curb or showing appeal.  We can help you manage both.

The best season for selling
In our market area real estate gets “hot” on Super Bowl Sunday.  From that point until the middle of June properties for sale have the greatest competition.  It is also, however, when buyers are eager to buy.  If you are thinking about selling in this time, just be sure to talk with us about the best ways to “shine”; great curb appeal, professional photography (which we provide) effective marketing and staging.

The best day for selling
According to research, Thursday is the best day of the week to list your home for sale. By listing your home for sale on a Thursday, you can make it available immediately for weekend showings. Come Saturday – the busiest day for real estate – your home will have only been on sale for two days, which is great for attracting full-price offers. In general, the shorter amount of time your home remains on the market, the higher the offer you’ll receive.  At Quinn & Wilson we introduce new properties to all our agents on Tuesdays, so if you are prepared to go “on the market” two days later, we can know the special features of your home and have our buyers ready.
